Do I need a TM44?

All air conditioning systems with an effective rated output of more than 12kW must be regularly inspected by an energy assessor. The 12kW output is classed as the total output, therefore several smaller 3-4kW units with a total of 12kW or more would fall under the scope of requiring an inspection.

The inspections must be no more than five years apart and are a statutory compliance requirement, as detailed in the Energy Performance of Buildings Directive (EPBD) Part 4.

What information will an TM44 provide?

The purpose of the air conditioning inspection report is to ensure that the building owner or manager is provided with information regarding the efficiency of the air conditioning systems that they control, together with advice on how to improve the energy-efficiency of the system, to identify energy and carbon saving opportunities and to reduce operating costs.

 

Key features of the legislation include:

 All air conditioning systems with a combined cooling capacity of greater than 12kW are required to have a valid TM44 inspection report and certificate in place.

 Inspections must be carried out by a suitably qualified inspector, accredited with a government approved body.

 Inspections must be carried out at least every five years.

 New installations must be inspected within five years of their installation.

 Inspections must be lodged through the government portal in the same way as Energy Performance Certificates (EPC’s) and Display Energy Certificates (DEC’s).

 A fine of up to £500 can be imposed on each building that fails to meet regulations

Publicly funded buildings

When a Display Energy Certificate (DEC) is carried out with the TM44 we will provide a 30% discount on the TM44.

Commercial/Industrial buildings

When an Energy Performance Certificate (EPC) for MEES compliance is carried out with a TM44 we will provide a 20% discount to the price of the EPC.
